TILLERY
Eastlake at Tillery is a 172,000-sf office development located on East Cesar Chavez.
In 2019, the East Cesar Chavez neighborhood was what East Austin had been years before: an emerging epicenter of cool that had yet to establish itself as an office market. A number of the city's coolest restaurants and bars surrounded the site, but the area wasn't yet on the radar of office brokers or corporate decision makers.
Additionally, the on-site tenant experience at Eastlake at Tillery would be unmatched. The developer was investing in amenities that actually matter to employees and employers, beyond your typical fitness center and conference facility. For example, Eastlake at Tillery would offer on-site mother's suites to allow new mothers to stay productive and comfortable when they return to the office while helping employers attract and retain top talent.
The challenge for this project was to sell the location and communicate the elevated tenant experience. This meant establishing a vibrant brand that reflected the neighborhood and messaging that told a clear story.
First, I engaged Misfit Brands for the branding and design. Misfit has a knack for finding the soul of a project and crafting a compelling identity that evokes emotion in the audience.
Next, we enlisted Austin's top food blogger and influencer, Jane Ko of A Taste of Koko, to bring the neighborhood to life through lifestyle photography and video. In the video, we tapped into Jane's authority as a local foodie to tell the story of the East Cesar Chavez neighborhood.
The project broke ground in December 2019, and we used this as an opportunity to bring the brokerage community to the location. Rather than inviting tenant reps to the ceremonial groundbreaking, we announced the groundbreaking through a digital campaign and invited them to dine at one of the two top Austin restaurants that surrounded the site. This way they would not only see the progress at the site but also experience all that the area had to offer.
We established a hearty digital footprint for Eastlake at Tillery, including several videos and a dynamic website with continued updates as the project developed. This allowed our leasing team to successfully market the property through 2020 and into 2021, as decision markers made more and more real estate decisions remotely.
Eastlake at Tillery delivered in July 2021, and, in August 2021, it was announced that Skyworks Solutions had signed a 96,000-sf lease for Building 2.
